Stone Villa is a 28-acre development located less than a mile west of
Highway 97 on 51st Street in Sand Springs.
The subdivision was developed by Gibson-Powell Investments. David
Gibson (Gibson Homes) and Toby Powell (Concept Builders Inc.)
have been constructing homes in this area for years.
Stone Villa includes 76 large lots. The average lot is 70 feet wide by
115 feet deep. “Some lots are oversized at 78 feet wide, and cul-de-sac
lots are available, too,” said Craig Hilgendorf with Sand Springs
Realty Inc.
Stone Villa offers mid-sized homes starting at $130,000 including the
lot. “Lots range in price from $28,500 to $38,500,” said Hilgendorf.
“The minimum square footage requirement is 1,200.” Covenants
require that homes be constructed with 50 percent brick and have 30-
year shingle roofs.
The community is 10 minutes from Tulsa and 15 minutes from
Keystone Lake. “It’s also adjacent to Angus Valley Elementary School.
We built a walking path to the school,” said Hilgendorf.
He says this neighborhood will appeal to first-time buyers who are
